Combing the net, I ran into this story from Nevada. From KLAS TV:
The Sun City Summerlin Community Association was set Tuesday to consider “bullet resistant plexiglass” which would surround their executive director and assistant executive director during board meetings. After 8 News Now inquired about the agenda item, neighbors said the item was removed from the meeting.
Okay — well removing that particular agenda item doesn’t make it better. What’s this all about?
The frustration at the root for some neighbors, according to Commander, is tied to a reported $29,265,699 reserve fund shortfall for the association, a new one-time approx. $5,000 fee to new homeowners, and an alleged net loss for the neighborhood’s golf course and restaurant.
The report goes on to say that the fee was backed by a district court decision, and followed a 2024 reserve fund assessment that found a double-digit percent loss in the HOA. The association previously stated that the change was in part due to overall maintenance and inflation. But of course, inflation was bad, but not THAT bad. So what’s really to account for this loss?
[Former board member Steve] Commander said the expense that really cut into the reserve budget was coming from the restaurant and golf course, according to monthly reports going back thirteen years, he showed 8 News Now.“We’re averaging about one to approximately two to $3 million a year in loss,” he said. “Now I think there’s a couple of reasons for losing money. I think the prices are poor. I think the food is not great, and I think the management overall is poor.”
A subsequent report from the HOA recorded that the reserve fund balance has now increased to $26,851,125, an increase of approximately $8.6 million over a 9-month period., which brings the association within 66.6 percent of full funding in its 2027 budget. Wow — my head is spinning from these numbers. Almost $9 million increase? But then…
Commander said some neighbors are frustrated that their board appeared to add on a new fee instead of change what was causing a major expense and allegedly going unaddressed.
And about that bullet proof glass around the board?
“To clarify, there is no active security threat prompting action by the association,” Sharry Quillin, a publicist for the association, said. “The agenda item referenced is a precautionary workplace safety measure intended to improve staff safety, visibility, and emergency access during board meetings.”
